I live in the Oak Cliff/West Dallas but I spend a lot of my time up north (Plano, Frisco etc.)

So we kept working & then we heard the woosh/splatter of the toilet flushing a 'number two' down onto the newly sanded but not yet stained oak living room floors & all over the beer cooler & tools.

We traded properties like poker chips but the loans remained in both of our names, regardless of one of us loosing ownership. 

I use JMI, OAKS, and ARR in tandem with my personal rentals.

Or paint that has faded and chipped....

good luck installing a floor at $2.75/sf.3/4" solid oak with stain and 2 coats of poly is right around $3 for materials...so yes, if you're going to do it yourself, that's not far off...

Put tarps down on the ground before you blast to collect as much of the paint chips as possible,,mow the yard short first,, then after tarp is removed, mow again with bagger to get up the rest of the paint chips.. 

So far, my conclusion is rent, as of Feb 2021, its pretty similar in the price range I am looking for in Austin, San Marcos/New Braunfels and San Antonio (Rent all around $1500-$1795 range depending on areas for $200-$300k property) Austin: Seems like you have to be willing to go $300k and above but the rent doesnt seem to increase with it, so either you need to put much more in downpayment or be willing to chip in each month for expenses, as an investor.
