He could show the property and write the offer, I could do the inspection and handle the lawyer communication while he handles the other agent communication. 

Regarding the written agreement - do you think it needs to be drafted by a lawyer? 

Also, the contract I have drafted up has my lawyers info as to where the final transaction will take place.

FNMA has some ridiculous addendums, and when you sign them, you're basically agreeing that you'll buy the property no matter how long it takes the seller to close, or you'll lose your earnest money (yes, it's ridiculous, but I've had multiple lawyers review the addendum and they all say I'd probably lose if I ever wanted to try to back out of a FNMA deal because the seller couldn't close on time).Anyway, decide if it's worth waiting for, or if you just want to move on...

She is planning on taking a mortgage for 200k plus the remaining current mortgage balance of 20k plus about 40k extra to completely pay off credit cards and lawyers.

Speak to a lawyer and see if that would go against the law or risk her being booted.If she were to do a Lease Option where would she get the money for the option?

Thanks for your great suggestions, finally I found an expert property tax lawyer for appealing property tax from law firm and fill a simple form at [removed] for appealing property tax assessment.

I know it can get very complicated trying to get lawyers and accountants involved, but since it’s “in the family” I think it should be pretty easy.
