also, how much should I look into if I were to build a studio with a small kitchen and bathroom in the unit?

I am out of state and need help getting a local contractor to install an HVAC and maybe new windows depending on what the inspection turns up.  

The same street was flooded in 6/2021, as later found out by us this past few days.With many components to replace/restore back to "agreement of sale" date condition, (electrical panel replaced/inspected; basement windows grouting/pointing washed off; HVAC system; all the wood/drywall, etc), it is likely he won't be able to get everything done by closing date 9/14. 

That goes for the new computer at the office, the new Traeger grill for home, or the kitchen cabinets for our flip.

For example the house has a section that used to be a sunroom or screen porch and was added many years ago as part of the house and somehow none of this work was done with papers, also the basement was finished with a bathroom, kitchen and non-compliant bedroom but the entire basement is around 6’8” instead of 7” (minimum per code) so inspector is saying that the entire basement was not suppose to be finished and it sounds like he wants it all removed or to apply for a variance that he is letting me know upfront most likely wont be approved.

After we did the home inspection, the report had a few items that we would like the seller to address or give credit.The condo is 30+ years old and the windows are original - some do not open, some have bcome foggy, and all of them have lots the seal between the dual pane glass.

I am a Union Carpenter/Contractor, and I can't count the number of ramps, decks, doors, egress windows, and roofs we have done for our disabled military.

We've come across some items that will require repairs such as: Wood rot, couple places but especially one of the outside window frames, needs to be repaired ASAPMold Removal in the Attic, seemed to have a significant amount in thereRadon mitigation, it was 4.4 which the action level is 4.0 Pci/LWe have one water heater not functional and another one that may need replacing soonRepointing some of the foundation, there are cracks along the edges, especially near the gutter systems so we would like to get that fixedIf anyone has any general advice/recommendations on any of the items or if there are contractors that are willing to give estimates, we greatly appreciate it!

Big ticket maintenance item repairs are not expected for years - most are within 7y (roof/hvac) or newer (floors, windows, water heater).  

For example, bars on the first floor windows might be very important.
