You can definitely do this by interacting in the forums.

You have no agency (agent/client) relationship with the seller and you are free to interact with the seller as an investor with no compensation owed to your broker. 

Read as much on here as possible, interact with others on this forum, and join your local REIAs.  

I am sure I am probably losing some quality applicants who would prefer to chat it up on the phone first, but I am very happy with the last two tenants that we placed and it has made life very much easier for me, especially considering the fact that my properties are 3 timezones away.

You go several months chatting with bankers while you are saving like a mad woman.  

I will be much more comfortable if owner hires his own attorney to guide him thru the transaction and interact with my attorney.
