Basement was not roughed in for plumbing, and didn't have an egress window.

They must be very qualified, licensed, insured, bonded, good with documents and a very procedural bank.

I'm sure there are possibly others like the plumbing or electrical behind walls.How do you estimate the costs for such items before making an offer?

From what i understand it will need a full gut, new electrical, new plumbing to replace copper pipes missing, new drywall since electrical and plumbing needs replaced, along with probably new flooring throughout, paint, kitchen cabinets, bathroom vanity and tile...

A good size container is under 3k and then you need to run electric, plumbing, hvac, after that you need less money that you expect. 

Here is what I got back from the title company on closing costs "Binder is $100, title insurance is $195, recording fee is $27.25 for the deed.
