High level $200k for a $36k gross return is a low yield..however I think there are a few variables..with 35% down you should be able to get stronger lending terms, if the seller is workable you could entertain a concession towards a rate buy down for lower obligations, possibility to look at shorter duration (ARM) loans if you only intend to own 3-5 years which could also offer a lower rate.

we pass on at cost, keeps it easy to respond to guests when they say our cleaning is high. have even proved it to guests before- some people just like to see it and most i have done that with have become long time rebookers.Make money on your house and pass along fees at cost to me thats the best way to go and has been fruitful for us

I don't know how you're going to swing that anyway as you're going to need to have your DP when you come to closing and it's pretty likely, unless you have some seriously high assets and no debt, that the loan you take for your downpayment is going to kill your ability to get bank financing.
