The lack of say on big events like a return of capital refi or exit would drive me nuts. 

We have cleaned up the bay and the fishing industry in Rhode Island and MA are one I am proud of, coming from a state with a corrupt government(FL) that had big sugar causing all kinds of water pollution.

I think the main difference is Gatlinburg has the Smokey Mountain National Park as a main interest for outdoor enthusiasts, where Branson has several big lakes that attracts fishing and boating enthusiasts. 

Makes it easier to find the fish
