(Luxury, first time home buyers, investors, etc)There are several others that may be specific to yourself but only you can decide your final goal.

@Raul Mena There’s really no need for an LLC at this time, but landlord insurance and/or an umbrella insurance policy may be a good idea to give you extra protection because of those other people living in your home.

However, if the lock issue was caused by misuse or accidental damage on the tenant’s part, then the tenant might be responsible for the expense.It’s always best to review the lease agreement first to see if there’s specific language about repairs or locksmith services.

I’m willing to offer stakes in my assignments etc, in exchange for some help in starting out and acquiring my first deal.
