The husband has very good credit of 706, no late payments and is the primary breadwinner; his wife is a SAHM, has poor credit of 594, mostly due to late payments (some 120 days late) of student loans, some as recently as April 2018.

How's the flip finishing up? 

Now he is saying I owe him $300 in late fees.

We just finished remodeling a duplex.

It might seem like a lot of work but just this year I've lost over $8000 and got left with a half finished bathroom that needed to be rebuilt from scratch again, while my contractor decided to take a month vacation in the Dominican Republic.

Then at the close of business on the 1st they would tape a note over the drop box stating that rent was now late and that only certified funds in the amount of rent+water+filing/legal fees would be accepted.

Paid a day late in January.

It would be a few days late over holidays and after the hurricane (so they could check for damage)

So I have been playing around with the calculators lately, trying to analyze multiple deals per day and really start to try and get an understanding of everything.

I would be interested in checking this out but would be late since I work in Boca until 6.
