All of the ones I have ever seen take (up to 50%) to be in their rental pool. 

I have built a portfolio of almost 200 units with 90% in Utah and about 75% of those seller-financed.If you don't feel comfortable with seller financing, finding off-market deals or value add opportunities I highly suggest we jump on a Zoom call.You need to network with people who are where you want to be and if you don't you won't get there, ever.

What ever the Gov is doing it isnt working 

I want to keep the property longterm since its a good rental and the interest rates unbeatable but I want to pull by 10K downpayment as well as renovation budget out of the property.Has anyone ever had any sucess refinancing a portion of the home while still keeping seller financing in place? 

One says we need to "perform a 1031" the other said that it is essentially a pure exchange and no action is needed for my dad since it is an exchange and no money is changing hands.  

It will make your life much easier in the future should you ever decide to sell the rental, get lending on it, etc.

I cannot think of a single reason, with the poor valuations that have existed for decades, that the poor valuations will be changing any time.  

The only item I changed my mind on is shuffleboard.
