I've also contemplated offering my experience and knowledge to other investors for property & building systems evaluations/ assessments/ consulting (Energy Efficiency/ Advanced Operating Strategies/ IAQ/ DDC).

Statistically, I regularly perform 1.5 times more efficient than my coworkers and I've truly grown bored with the lack of challenge. 

So with the numbers above and the scenario presented, what would you do or what do you recommend in order to get the apts refi'd efficiently and with a good rate so we can keep collecting properties as the money would be very helpful for down payments on new deals.Look forward to hearing from you all.

I also used one of the DIY tub refinishing kits from Home Depot it was easy to do cost efficient.

I did searched but if you could just point me to the thread won't it be more helpful and efficient than just made that comment?

My biggest struggle right now is trying to learn how to analyze deals efficiently and effectively (so if there is any advice out there on that I would be much obliged).I have found the BP podcast very informative and it has brought me to the website and forums here to learn more and to, hopefully, engage with other members and get the ball rolling.  

I like the niche for sf and smaller multifamily, the in-house handyman service at cost, and the access to the set approved contractors is ideal (giving the small mom and pops access to the more efficient and experienced contractors)...

I'm asking because a good process where you prescreen the properties before involving the agent means they can be more efficient and the quality of service should go up. 

I just want to see if there is a cheap, efficient, safe solution to the problem... what this site is for.

The question is how to scale most efficiently from here.
