For sure buying a MFR in SF is going to cost you a fortune, and the return you are going to get on monthly cash flow will be very negative.

I'm not sure about up that way, but down here in the Gulfport/Biloxi area of Mississippi I've had great luck at Lowes in the 'scratch and dent' returns area for appliances.

The seller has now put the house back on the market , but not returned any of my money including the earnest deposit.

The pvc is easily replaceable and easily cleanable, so either way is fine.

Personally, I'd suggest you look at 4-family if its in your price range as that will give you the sweet spot where you can start seeing a decent return.
