Have your partners get their own attorney to review the document...just smart business practice so that no one accuses another of "hiding something" if a problem ever arises down the road.

If you do it, I would follow all the rules and regs and I would document how you fixed everything properly so you can show the buyer and give them peace of mind.

So we're have heard many stories, good and bad.I think the best advice is that, if you are not going to self-manage then you want a document in place that clearly spells out the expectations, just as you would with your tenants.You also want to be sure you have a way to login to the software platform being used so that you can easily see any prequalifications, applications, tenant screenings, maintenance requests, charges, payments and notifications sent to your tenants.

The state has also passed a bunch of rules and costs have gone up because the limited license to practice law has been more clearly defined and you have to have an attorney draft every document for your business that is not a standard form.
