As a newbie it would be wise to have a game plan in place before you start your journey.

Conservatively, I would plan on 12-18 months of lost rent (before rehab) and a signifcant amount of money/time to turn over the unit.

We are finishing renovation on a 2/2 that we plan to MTR.

I plan to replace this before flip is complete.

But not including utilities, HOA fees, etc.I do plan on doing moderate, functional theming and a game/theater room.

Once you have a plan, choose a market that aligns with your goals and find a mentor doing what you want to do.
