How do you navigate around these obstacle after putting in all this effort?

Just know that many of us went through, or may even be going through still, very similar experiences.The advice I can give on the topic is this: The best thing anyone can do for their future is to force themselves to stop viewing obstacle like this, or any obstacle put in front of them really, as reasons they may just not succeed, and instead start looking at these things as the biggest reasons they MUST succeed.  

Lynn, you can flip a short sale, but a few obstacles: You likely won't get for 70% of ARV, minus repairs You can't assign your contract You likely will have a 60-90 day resale restriction You must show POF, preapproval in buyers name that is on the contract.

My property has a 3-bedroom, 1900 sf plus unfinished basement house, and a detached 3-car garage, with a 1-bedroom, 650 sf apartment above. 

A detached house or duplex is always IRC, as are side-by-side townhouses.

Town of 25k in Portland metro area.. in the entire town there are ONLY 31 listings on MLS of detached SFR's . of which 20 are new construction and of those 15 have not broke ground. 

There can be many obstacles for the real estate investing path so the more people ya know, the easier it is to find an answer or a solution to your problem.

We all have 2 bedrooms and 2 baths plus 1 car garage (attached).Should I do away with the garage and turn it into another bedroom/master retreat and then add a detached storage in the back yard for the lawn mower etc.
