Generally the answer is yes, unless you're running around making absurd offers, hoping to find someone asleep at the wheel here in this Seller's Market.But as a Mortgage Broker in FL, I see so many investors who unnecessarily sink a ton of their Capital into Dead Equity as a Cash Buyer.FYI- lenders don't like Cash Out refis after closing and often won't offer as high of a LTV as offered on the purchase loans.PLUS...and I see so many so called "experienced investors" whether buying in the 5m or 100k range, who sink all they got into a property and completely eliminate their access to the better loan terms via Asset Depletion / Assets For Income programs....HERE IS THE ALTERNATIVE...BEST OF BOTH Show the seller you have the ability to pay cash with a Bank letter, and can and will pay cash if needed, but you would prefer to finance the transaction.Most sellers, as long as there is a substantial good faith deposit and guaranty you have the ability and will pay cash if the financing falls through, will understand and allow a 30 day closing.Usually the only people that have an issue with this is the Realtors, who want to get paid quickly, the sellers are usually reasonable about the requests.

In my area it's not possible to hire a professional who would come and cleanup whenever it snows for a flat yearly fee, I usually hire someone randomly on a ad hoc basis and it always gets stressful especially when there is heavy snow and i just end up scurrying to find snow cleaners during a snow storm.I will be moving OOS soon due to my job reasons so I am planning to manage my home remotely at least for the first year and then decide to either sell or hire s PM if needed , however it will be impossible for me to share any snow cleaning responsibilities with my tenants so I am at a loss on how to handle snow cleaning so I just wanted to know if it's okay to shift some or all of the snow cleaning responsibilities to tenants?

In other words they don't have a lot of incentive for pushing the title cleanup through on their side...unless someone becomes a squeaky wheel.We had a rare opportunity to test this theory out when we bought 2 sets of triplexes, one via auction and the other via REO.

I know very little about short sales, so I really needed some info to start with.To clean up some ither info:* The property was indeed pre-approved for short sale,* The selling agent got a verbal approval from the bank for my offer,* The $2500 I spent on financing can't be re-used: I am not investing in R/E; we were moving into this home as a residence ...I'm not in the market for REO properties.
