You find a deal, put it under contract, then you simply market that deal, and when you bring in a new end-buyer.....collect you're assignment fee.....then move onto the next great deal.

Also, they have over charged on legal fees to do evictions, they have "forgot" to collect the additional rent when it increased, supposedly for 3-4 months, then suddenly found the additional rent they had collected when I was ready to file a complaint.

Bear in mind that if a lawful heir ever shows up and wins title to the property, then he/she can demand any rents collected, or that would have been collected during your occupancy.
