Just make sure to 1) Charge a non-refundable pet deposit (we charge $250), 2) charge pet rent (we charge $25/month per pet, 3) Limit the number of pets (we set 3 as the maximum) and 4) not allow dangerous breeds of dogs.

Hey All,I am dead set on making real estate investing my future.  

Be realistic and set goals you can actually achieve on a 5 year plan after you learn the ropes.

I would set the purchase price at 95K, take the Non-Refundable Option Deposit( or Consideration) (NROD or NROC) of $5K and Lease at the amount they said they can afford $700 (always go with the most they say they can afford).

I'm definitely not set on this idea I have  with my current property of interest and will definitely be looking into other multi units. 

You can find yourself in some trouble because every market has its own set of pitfalls.
