As long as your credit score is decent and there's no bankruptcies or defaults or felonies in your b.g. then Hard Money is perfect for you to help you scale, especially if you want to buy low, rehab it, and then refi out at a much higher value.That would require a bridge loan with rehab and then refi into a DSCR 30 year loan.

Of course you can refi, but you wont be able to do a full cash our with rent covering your mortgage so you can keep rolling the funds to next project.

Of course, you could 1031 with the current ownership structure and then, after buying the next farm, create an LLC and contribute you and your father's 50% interests in the next farm to an LLC.

The main difference is the terms, DSCR terms are 15 and 30 years fixed and 30 and 40-year interest only options, there is more leniency as to Minimum Credit scores, Vacant units, and DSCR coverage.
