I'm pretty familiar with septics at least for SF, but sewer would definitely be preferred.

We always ask the guests what they prefer.

Both show good appreciation in the area over time.I know this is more of a personal preference, but just looking for input on pro's and con's, concerns etc.   

You don't want to place a couple of digital nomads who will be in conference calls all day in the same property as your travel nurse who worked the night shift and is trying to sleep during the day.

Our property management contact changed hands a couple of times but the reps were great (good transition, responsive, professional responses, etc.).

A couple issues leave possession uncertain:1.

we don’t have 100% trust in this real estate agent as we have only worked with them a couple of times. 

Pick one market, preferably the market in which you want to live and have your REALTOR send you all new and changed listings in email each day.
