While the accountants can't agree with themselves, generally if you are investing under your name you don't need to send out 1099's.

I also agree with @Tim Wilkinson, once you convert it to condo's, it would not be feasible to go back, as such you will not be able to market it as a two family house, just two separate condo's.

@Tom GimerYes in the Purchase agreement, I have "Seller agrees and acknowledges that this Contract is fullyassignable by Buyer." and "This offer is contingent upon the approval of a partner up until closing date."

We do have issues though too, insurance rates are the highest in the country, hurricanes, alligators it dips down into the 30's for a few days every year..JK, but really not many downsides as a whole.
