While the accountants can't agree with themselves, generally if you are investing under your name you don't need to send out 1099's.

I also agree with @Tim Wilkinson, once you convert it to condo's, it would not be feasible to go back, as such you will not be able to market it as a two family house, just two separate condo's.

We do have issues though too, insurance rates are the highest in the country, hurricanes, alligators it dips down into the 30's for a few days every year..JK, but really not many downsides as a whole.

Hi @Adrianna Johnson in this part of the country attorneys do real estate closings, not title companies, so you may have meant to ask for recommendations of great attorneys who are familiar with wholesaling, and I can recommend a few 😊
