Why continue to invest in SFH or duplexes and why not invest in a 40 or 50 unit apartment complex?

Hi All, I am running up against the personal mortgage limit of (10) and have to go commercial if i want to continue . 

As landlords, if we continually allow people to do stuff like this and don't do anything about it, the issue just gets passed to the next unsuspecting landlord and the dead beat tenant just keeps moving on.

Than continue to save up for your next rental home.

@Kusum Chanrai - I have a colleague who purchased a condo in the low $1M range a year or so ago in the Mission Bay area, as the cost of housing in that location will likely continue to appreciate due to the new stadium being built there.

Listen politely, and continue with whatever you were going to do anyway. 75k wasn't an arbitrary number thrown out there for no apparent reason.

However, if you do not continue to pay rent, you can be evicted.  

How do I go about getting the funds to bring the mortgage current so I can continue making payments to the bank via lease option to tenant-buyer?
