Regardless of my business degree with real estate emphasis I got back into construction.  

Please take it easy on me, I'm a relative newby here...I have been considering spearheading a multifamily construction project in my area for some time and need to get rolling if I'm going to actually do it.  

I am looking for a good construction lawyer to help draft a contract between me, my partner who is also the owner of the builder we are using so that it represents all of our rights in the fair way.

I am not aware of any legal advantage to separate out the terms of payment from the agreement itself and I would think this 'could' create enforcement issues but I am not aware of any enforcement actions or issues.When an agreement or instrument is recorded that is consider "constructive notice" to all that the interest in the real property was changed.  

I have the cash and I have the ability to perform any type of construction whether it be new construction or quick flips, but now I am struggling with finding the GOOD DEALS.

What are the standards in Florida, in the construction category?

They tend to have better bones and better quality construction...but I hate the bathrooms that comes in teal, pink, yellow, green, blue...I have nine bathrooms in various properties covering the entire rainbow color spectrum.I am seeking advice on two things.First, most of these bathroom have the integrated ceramic soap dishes, tooth brush holders. 

Have a construction budget that's not realistic.

Saw one hauled down the highway recently (with below zero value, counting disposal)..For a shield, maybe show them what a duplex sold for ten years ago in your area versus a mobile and where they are today in terms of appreciation (you could also make a good case on cash flow, especially with park/lot fees, but for a simple "wow" figure, that may do it)...The ones on a lot that are affixed to the ground do better here, but the ones in  the parks are personal property here (and I suspect elsewhere) and you get killed on the lot fee, and the construction is not ideal for durability in my climate.
