I’m just now getting comfortable with the idea of OOS investing, but I have heard horror stories.

I am comfortable with paying progressively higher fees to a sponsor that out performs which is the example that @Enrique Huerta has highlighted.Also, the LP typically own’s all of the equity and the promote is an allocation of cashflow or returns so not technically an allocation of equity in the deal.

"§ 214 (C) THE TENANT IS COMMITTING_OR PERMITTING A NUISANCE IN SUCH HOUSING ACCOMMODATION, OR IS MALICIOUSLY OR BY REASON OF NEGLIGENCE DAMAGING THE HOUSING ACCOMMODATION; OR THE TENANT'S CONDUCT IS SUCH AS TO INTERFERE WITH THE COMFORT OF THE LANDLORD OR OTHER TENANTS OR OCCUPANTS OF THE SAME OR ADJACENT BUILDINGS OR STRUCTURES;"  So if your property is losing value because of the tenant you can evict

You can do a quick (free) title check to get comfortable with the ownership before going very far.  

Now that I am in charge, I'm trying hard to address their issues and make them feel comfortable.

To give myself ultimate comfort I want to advertise and “verbally” confirm a tenant or two.

This makes me feel a little more comfortable that I understand the landscape of the deal. 

Judge interpreted the legal precedence and stated that tenant is one of comfort, not being inhabitable having to do with things like water, heat, etc, as precedence has set in OH.
