When using the Rental Calculator should I adjust my prices so that they reflect only one flow/unit of income and keep all my vacancy rates, cap ex, maintenance repairs, water, etc... all the same?

These assets tend to be more stable, have less risk, and charge higher rents, all of which are the reasons they trade at lower cap rates.

@Jon Klaus, you're not going to get cap gains treatment unless you push the closing past that one year mark.
