The good news is you will get your rent under this program, 99% of it anyway, when the disputes are resolved; the bad news is that cash flow sucks in the meantime.I suggest grin and bear the seeming unfairness and commit to working the process sincerely and promptly, and consider it a better, less expensive alternative compared to getting attorneys involved.

Your actual "Book Value" will be purchase price with all the cost add-ons to buy it.Book value has no bearing on an arms length sales price--but gives you an idea of what the lot is worth if it were under the other houses in the area (with a home on it).

For example, in FL a landlord MUST notify the tenant within 30 days of signing a lease where their deposits are held, if the deposits are in an interest or non-interest bearing account, etc.

There are some townhome communities scattered in New Castle County (for instance New Castle &Bear have some around route 7 & 1).If you have someone that is wanting to sell and save listing and marketing costs, you may be able to get a deal together that way.There are also many areas on the City of Wilmington where homes are listed <$50k  pretty regularly.

The seller's perception of themselves has no bearing on a buyers purchase money arrangements, in their opinion you're in the business and they are wholesaling, actually there is no distinction as you are the end user/owner.
