Then you force appreciation or the value of that property to go up by making “ capital improvements” and or using different strategies to increase the value: sub- metering water lines, equipping units with washer and dryer appliances, adding a pool or event hall for rent, etc.

I personally think it is crazy to exclude over half of the customer pool because a pet may do damage.

Scott, Giving extra time to a pool of agents that are proven makes a lot of sense and would explain why you feel more comfortable taking an offer on monday (3 days on market, 2-4 days extra to a particular pool of buyers).
