@Scott Allen - Property is in GA but I think the eviction moratorium is nationwide atm @Mary Mitchell - I use TenantCloud software to manage and it should send late notices but I will be sure to send something out right away and document.

@Kobe Xin is spot on, and I would even turn it around a bit, putting more pressure on you - agencies are going to be real tight bringing on new agents (my guess) for a while, as there is overhead when hanging a shingle, marketing costs, license costs, CRM and software costs, MLS costs, dues owed to the mothership (keller williams, compass,) etc.

Good advice though I may try and get all of my tenants on automated bank draft, not sure if my national NNN tenants will go along with it.

I'd say first figure out if the facility is going to be automated or actually need employees.

You can probably also find a software to automate calls and leave messages for you if you're worried about time commitments.

My situation: Have a Real Estate Investment company - we do flips and have rentals - and we're a small operation, so I've not used quick books/software in the past, but this year has been a nightmare to organize, so I need to make moves to Quickbooks or some other system.
