From what I am seeing in my personal experiences with the market has me pessimistic (at least for the short term)  yet I keep seeing positive article after positive article.  

If you follow this link there are several articles that will show you about duplexes, how to buy/sell and care for them.   

I have read that once you reach the age 55 in one article, and 65 in a different article, you can take money out but it would be taxed if not for medical.

The article referenced talks about linoleum, which seems to be enjoying a surge in popularity.
