I have bought many products on Ebay from USA and though most advertise that they will only sell to USA (needs to be a shift in mindset), when I write and ask if they will ship to Canada most are happy to do so.

If the home sold for $353 last June and was in same condition, it probably dropped in value more than $20k to the banks current ask price.I don't think $250 is too low ball, but you will have to show some evidnece to support your offer.

I can not help with your lender and broker question, but to explain the other reason for the title seasoning you only have to think to many court cases that you might pursue that require that you advertise in a local paper(s) for a period of time before the case is allowed to proceed.

:D We are now doing our 2nd transaction since developing the 1st solutions and will now broaden the availability.We can't advertise or patent the process, since the IRS will work very fast to stop us from using what works under current tax rules.
