Have a tenant who won’t pay rent changed the locks won’t get out etc in the Philadelphia area courts super backed up any advice from someone familiar with Philadelphia area 

I got the property super cheap with a cash deal and the house is like new with gorgeous land but scorpions are a concern that worries me.

The remodel wasn't super challenging but it did involve a lot of YouTube videos, research, buying tools, and most importantly finding and hiring contractors.

With that being said it is also super important to do it in a way that you and your family are comfortable with.

That's been super tough for me in the past, getting started.But for now, to the best of my knowledge (in Arizona), we're stuck with it.

Buy a SFH with a super low down payment and rent out the extra bedrooms.

Super complicated to navigate.

But it taught me a super valuable lesson, and as callous as it sounds any relationship that I get into now I treat more like a business partnership where we not only verbally communicate our needs, but also have everything written down in a type of contract. 

I don't think an official "course" would be super-helpful vs. taking advantage of the resources here on BP such as the books and webinars and most of all, diving in and getting experience in the actual day-to-day of owning and managing the rental properties.At the end of the day, real estate is all about the reps and experience "doing" rather than book learning, you will gain at least 10X the knowledge jumping in and learning to solve real problems
