@Jodi G. have you continued with these similar flooded flips and finding good results?

Little to no equity with a potential capital gain and depreciation recapture.I have a similar situation with a condo I bought in 2006.You can still do a low equity to zero equity 1031 to push forward the depreciation recapture and capital gain.

Per other forum discussions I have checked out similar properties on airbnb and homeaway and have perused airdna and mashvisor information.Would love to hear what actual owners may be achieving in the area. 

I personally was targeted by a tenant group that spammed my google reviews trying to avoid a small rent increase....those reviews are not as telling, but management never returns calls, property owners complaining of similar things are very telling.

Florida I believe is one of the states with no income tax so you might want to look into the LLC filing requirements there if they have a franchise tax or business tax or something similar. 

I looked at what similar apartments are selling for (I've tried hunting for what other condos in my complex rent for with little success), and the range is pretty large, anywhere from $1700-2300.

Most of my time is spent chasing up agents for basic information then waiting for days for a reply.I'm sure many of you have had similar experiences.

It is similar to flipping properties except it is not.You have more constraints.

We had a similar issue where the tenant had friends over, an altercation broke out and the friend was shot and killed.

I was in a similar situation and I currently use the repaye program and I have twice as much as you in student loans.
