@Sarah Smith Not sure if you're aware that in addition to do a regular 1031, there's such thing as partial ownership and it may qualify as 1031.

Apparently, Chicago/IL landlord law requires regular payments and/or accounting of interest earned from security deposits, and failure to follow through on that can result in a fine of treble the amount of the security deposit.

if you want to take advantage of the tax write offs, but still be able to be present at the property to take care of any maintenance and updates, I would recommend always having it available for rent and only going there when it is not rented.
