John Daniello , generally hard money lenders only lend to entities and not owner occupants.It is possible that is who your agent sent you to, but there are a few red flags.

There's nothing odd or red flag about a seller asking for cash only.  

very good description of what you experienced. i can see how a corporate monster such as wells, will have its share of "red tape" and seemingly idiotic policies and procedures but i think a lot of that is really just the nature of the beast.i must say though, my experiences have been very smooth in my dealings with wells fargo. my mortgage consultant is great.

I am sure the Beverly Hills, Rodeo drive, or Santa monica buyer will have different tastes than a buyer in inglewood, eagle rock, or el monte areas.In my experience it has been up to $35-50 to replace roof, siding, exterior paint, landscaping, Hvac, plumbing, and the major components along with the costmetic components mentioned above.

RED FLAGS everywhere on this guy, but if you want to waste his time to mess with him just to pass the time go ahead, I did!
