My best advise is that unless you’re in the BUSINESS of real estate, in other words if you’re just a part time investor, then skip the direct mail, email blasts, SEM, etc. and go to the people who have already obtained the lead - and negotiate a good deal.  

@Gene BattleCheck with your accountant for a recommendation or ask for recommendations from your local real estate investors association.

A good realtor that knows the market where the property is located, a good tax advisor that understands real estate and 1031 Exchanges, a good closing agent, and a good Qualified Intermediary that can walk you through the 1031 Exchange process.  

I used to live in the Miami/Fort Lauderdale area, but since I moved to Tampa in 2020 to build my real estate company, I've never looked back, lol.

It should apply, as a veteran myself, I have a soft spot for other vets using their VA loan to get started in real estate (it is how I got started, and it is easily the greatest loan product available).
