So, this leads to a company of some sort, be it LLC taxed as a whatever (partnership, S Corp, C Corp) or perhaps a partnership. 

If it's that small of a town you can almost forget national or regional tenants.

I did the same although I was never in the military, I quit my corporate job in 2001 to become a full time investor. 

Considering the substantial difference in cost between mailers and mobile marketing, I rarely hear about non-national investors firms using mobile marketing. 

I was considering a Corporation, but am now leaning towards LLC.
