Many institutions don't provide loans for that kind of properties.

I tried hard getting funding specially with AMEX, Chase, and so many others institutions.

However, the institution used said they require a 25% down payment for any investment properties.  

Easy way to look at things are any institutional, or Hedge funds buying in this asset class.

Some of that thinking may be valid, unless you want to institute a guard that checks ID's and signs people in at the front door.

Its gotten harder to buy with the institutional guys making huge purchases, two years ago you could by at a 40 GRM all day long around here.  

Leverage Local Resources:Don't hesitate to reach out to local banks, credit unions, and financial institutions.
