I dislike the term inventory shortage, because it makes people think there is nothing to buy, which is incorrect: there are about 3% more properties for sold this year than last and about the same as back in the days when we had lot's of inventory.

Everyone has their own way of doing business and in my opinion your way of doing business is incorrect.

But even if the rent market crashed hard and you have to drop the rent $200, you would still break even and just hang on until the market recovers.A lot of people calculate cash flow incorrectly.

Based on my experience I feel that your interpretation of the FCRA is incorrect.

A potential downside is that the seller does it incorrectly and creates a bigger mess for you to deal with. 

I was incorrect in thinking it was a business license it is a sales tax license that is required.

That would happen if K-1 from the LLC incorrectly reports rental income as ordinary business income. 

@Josh Young there are like 2000 PM companies in Atlanta so your blanket statement about no competent PM's there is incorrect you just have to know how to qualify them.
