I would rather buy a property in California, Boston or Washington’s dc with no cash flow than a property in Gary Indiana with cash flow.Appreciation is where people have been able to build generational wealth more often than cash flow.Not saying cash flow and cocr is bad or not a valid metric, it’s importance is not as important to me and there are a lot of other factors that come into play  Yup, Ill make more in 1 year of appreciation in DC or Boston as someone might get in 15 or 20 years of cash flow in markets like Kansas City.

I’m not sure if this is true but I read that the legislation had just passed with some more rental reform laws allowing tenants up to a year free rent with landlords not being allowed to even threaten with eviction if they have extenuating circumstances like Illness, divorce, loss of job, things like that.
