Getting a tenant to leave.

Im in the process of purchasing a 2 unit. Im going to live in one, rent the other out. I need to  get the tenant in other apartment out, he is section 8. From my understanding, if I evict him, he will lose his section 8 (he is on a month to month lease). Any suggestions on how to get him out without evicting him so he doesn't lose his section 8?
