We are experiencing some growing pains for sure.

As @Ryan Kelly said, prices are moving rapidly and missing out on a potential $50k in appreciation could be a painful regret.  

It's a pain to learn and too big for what you have right now, but you're planning to scale, right?

The GC will not answer his phone and I have already paid him in full so I have no leverage there, just lots of painful lessons. 

Not as many on the MLS right now, look into finding a fixer or buying from another investor that wants to offload one that is a "pain" for them.Good Luck!

Furthermore, many Non-QM programs are way more of a pain in the arse than conventional. 

The interest rate is usually very good, but the pain you have to go through to get it, when first starting out, is not worth the reward.
