Can someone explain to me how this business work , because on top of everything I am paying for a course that supposedly I was going  to learn how to flip houses and all that and to be honest it wasn't cheap and the course wasn't that good.

I would create one if not, and make cheap ads, maybe an ad with a move in special.

We live in Asheville, NC, which isn't cheap, on 35k/yr.

@Philip Dalhausser Wells and septics look cheap until you need to come out of pocket $50k for a new well, or $5,000 to replace a septic system.  

Your goals are very hard to meet.In MN, $70k is very cheap and not very feasible in this market without leaving the cities where rental income drops off. 

Have them buy some cheap 2nd hand furniture for pennies to make it furnished or perhaps you both pitch in a little.Plus, you get to feel good about giving a little back.

I was looking at some cheap apartments which seem in good condition.

In general, it's a great way to live cheap (or free) and have a cashflowing property for the future. 

Be forewarned that it will not be cheap!
