Even with a 330 unit location, your a small player with the construction, paving, sewer, electrician and other contractors. 

Our idea was to get one under our belt to put a little weight behind our name and show the real players in the area that we are serious, and here to stay.Financing has been addressed, but this thread is getting pretty big so I'll restate. 

A recliner or two, sofa, loveseat, coffee table, end tables, smart HDTV mounted on the wall, washer, dryer, ironing board, iron, fridge, stove, dishwasher (optional), toaster over, microwave, coffee maker, cooking and eating utensils, trash cans and bags, bed with pillows and linens, towels, night stand, smaller HDTV or old style tv, towels, cleaning supplies, vacuum cleaner, spare light bulbs, toilet paper, paper towels, dish soap, laundry detergent, blue ray player with xxx movies (optional), cable and internet services, gas or charcoal grill with appropriate fuel, toilet plunger, mouse traps.

Because the players in this industry can be so amateurish and flaky, maintaining control of your investing will often make the difference between success and failure.We're licensed so that we have this control.

There's a reason that C/D properties are more profitable than A/B properties, apples to apples.

Until you make a written offer, you're not a player in this equation and when you are serious, the list agent is going to have to work with you to inspect it and do a lot of background work.

The guys buying all these super cash flow properties that are C/D class who call investing in an appreciting market gambling, simply do not understand the concept of risk analysis and how to properly assess risk and deploy capital based on risk.

However,  I think it depends on the area and the players as to where estoppels would become standard.  

An NFL coaches job is to put players in a position where they can succeed. 

Can I still end the policy and take all of the cash out anytime without penalty or am I stuck with just the credit line for some term like a CD?
