Hello,I had a new roof put on this week, and I noticed when I did my inspection that there were areas at the peaks of the roof that there were 4 nails driven in, and then sealed with a clear sealant.

If Apartment A is a 2bed/1bath with washer/dryer and Apartment B is a 1bed/1bath with no washer/dryer, Apartment A should pay a higher rate.

We have owned in NJ, MD and IL; and the requirements go down to the local taxing authority with what is considered a bedroom plus the building codes as to what is allowed as a bedroom (mostly egress requirements but always check).I also want to throw in that the reason there's no great answer for this is because it REALLY is driven by the local market.  

If you don't fix them they are still dumps and likely unsafe (and the rents will probably go up anyway since the new owners have higher cost basis) What is happening is it is driving people from worcester to Webster/southbridge/northbridge/spencer and they are being replaced with people who have been driven from Framingham.

The requirements are driven by local requirements and some state requirements.  

Id like to see if there any any other newbie but well driven individuals in my limited area.
