Does the neighborhood have an HOA?

The HOA is $700 per month.

Make $60/month after PITA/HOA & PMI before expenses and vacancy, etc.If you can pull it off, why not buy another rental?

If these are townhouses as originally described check on any HOA fees that wouldn't be accounted for in the 50% rule.

Basically the fee should just be shifting some of the direct expenses in maintenance, management and CapEx repairs to the indirect HOA fee.You will want to be careful on how high the fee is though.
