In addition to what @Deanna McCormick and @Kyle Doney have to say, I would say this is the perfect opportunity to not only get the #2 unit in shape, but improve it so it has what a senior needs to age in place..... comfort height toilet, bathroom grab bars, handrail for steps and/or ramp, doorways wide enough for a walker, great lighting, smooth flooring (either wood/vinyl or very low pile carpet) and no throw rugs.

I know this is a wide range, but a few variable changes can make a considerable difference.More than the actual cap rate number this can just be used in conjunction with the methods Roy described.  

This is my second 1031 exchange, however this one is unique.I have a contract to sell a property to a City and I want to enter into a 1031 sale.Since my buyer is a city/town with a town counsel and funding options that also include a joint funding with the county, my sales contract has a wide range of closing date: from now until the end of September.  

If the dips are not too deep or wide, the click floor should hold-up, otherwise, it will eventually come apart and/or crack where it has no underlaying support.The thinner glue-down or self-adhearing planks will follow the contours of the floor quite faithfully ... often emphasizing all the hills and valleys.If possibly, applying a little self-levaler or floor patch to the subfloor first will yield a better result with your finish floor.
