If they made one that looked more like a traditional lockbox, or if erentallock offered a standard lockbox, I would immediately begin purchasing those as well. 

If you're considering the Midwest, I'd suggest flying there and getting to know the area really well. if you have friends or family in the Midwest, that would help since they could check out a neighborhood or  homes for you. 

@William Powers Hi William - Based upon your comments above it sounds like you're doing very well in the Lake County market!  

Ive seen this work well, as its not exactly clearly defined how long the IRS wants the holding period.

Value is also important as well as experience and FICO. 

You have a lot of properties around the colleges as well that can be rented to students or since its next to a couple of Hospitals the Nurses, Doctors, and other medical staff pay good rents.

This is all well-understood and makes perfect sense. 

In my experience 2 things work well: 1) Verified recommendations through long term or trusted contacts.
