All of the "quick patch" types of seed are annual, meaning they won't come back and you'll be planting again next year.I'd also carve out a good section of yard and put down seeds for flowers that attract pollinators (bees and butterflies).Beyond that, I'd go with decorative water permeable bricks or stone.Good luck!

The property has poor drainage and seems like a it could’ve been the cause (working on fixing that now). 

I’ve been reading the bigger pockets beginner book and I think I might’ve found my strategy’s to get my foot in the water with house hacking, lending money, and whole sailing (I think).

The last one was an unreported water leak (2nd one in the last year) that caused major mold and watery damage to all my kitchen cabinets.

The HOA fees are $500 a month and cover all outside extremities, water, sewer, and trash.

I thought of putting a faux flagstone topper but I was told that will raise it up to high and since connected to building may cause water damage.

Is there water & sewer or will you need well & septic?

They’re a pretty bad deal for your own home, but you’d be the one without ac or hot water for a couple days and it would be your choice.

I’m just starting my real estate journey and I have this burning question that I can’t figure out.How do you know or decide whether you or the tenant will pay the utilities (water/sewage, electricity, gas, garbage)?

Or the water used to irrigate the field was stolen from the neighbors and this property has no water rights.
