Hello BP...On one of my many commutes home from work, I came to the realization that when it comes to prospecting new seller leads, there are certain methods I refuse to do, and some that I tend to cringe over.

A good school tends to be a good rental area.  

Yes what you get for 200 to 300 is cheap but you get what you pay for.If these are medium to lower income tenants and not an affluent type area then handmade cabinets and a granite top I do not see it adding value.Medium to lower income tenants tend to "live hard" in a property.

., painting over brick is not really maintenance friendly, as moisture (winter) will tend to push the paint away from the brick, even with a good paint, not to mention if your painter only knows how to spread it and doesn't know which primer to choose. 

(if you don't have a project plan, you might want to consider having one, especially if the project is time bound).However, one of my problem when I visit the house too often, I tend to make change requests.  

If you are focused on SFH, find an area where many of the rentals are single family homes, i don't personally find that very common in stamford, darien, nowalk, greenwich, westport.The renter base tends to be younger and wants apt, townhouses, or can't afford to buy so they want affordable housing - leading to multifamily houses.

It looks nice, but if you do spill something, you sort of have to chase it all over the floor with a rag to clean it up - it tends to spread out. 

I tend to think that given your long history, a little compassion and understanding is good.  

Now, I tend to lean toward architectural purism, but at the same time feel, unless a house is of some historic importance, nothing is exactly architecturally sacrosanct.That said, most bathrooms are usually on the side or the rear of the house, where I feel there is more latitude for minor updating.So, I usually install a wide but skinny gun slit close to the ceiling with a jalousie window (or split it into two jalousies), so the bottom is well above head-height. 

They also have a meetup every Tuesday morning at 8:30 am, but have not tended to to conflict of job.
