I recently joined BP and am still overwhelmed by the level of knowledge and wisdom this community has.

Planning, in addition to rationale and curiosity, require wisdom.

That's something no economic predictor can calculate, but that could potentially hurt home values and market rent.If you go up to Solano county and that area (just one example), it's a "cash flow market," meaning you can use the inherited/conventional/standard BP wisdom with cap rates, 2% rule, and so on.Sellers in those areas sometimes actually like folks from our areas, because they know we place a premium on reliably closing on time, something not strictly speaking a requirement in such markets.

Prior to taking any action, I sought out wisdom from the community (including this one).

Any other tips or words of wisdom would be appreciated also.

The wisdom of such an arrangement aside, my question concerns establishing a rental contract for a property you don't legally own yet:If we close on the property on December 1st but have access to the property all through the month of November, can we have a signed rental contract to start on that date (or just thereafter) - even if the rental contract is signed before we actually own the property?  

Any words of wisdom moving forward?

Would love to hear any words of wisdom on this as I'm considering making several offers this weekend.
